Mixed Use Finalists:
Hoboken Connect, Hoboken, NJ. Hoboken Connect is a transformational redevelopment project located at Hoboken Terminal. The project includes a mix of private development (386-rental units currently under construction and an office development site), improvements to the City's right of way, and historic preservation/ redevelopment of NJ TRANSIT's Ferry Terminal Building, Warrington Plaza and Bus Terminal. Involved in the deal: NJ Transit, City of Hoboken & LCOR
Monmouth Square, Eatontown, NJ. Kushner is currently redeveloping the historic Monmouth Mall in Eatontown, NJ. The $500+ million project transforms the mall into an open-air town center with 1,030,437 SF of retail and restaurant space (including Whole Foods Market), 1,000 residential units (1,106,520 SF), an expansive public green, pedestrian pathways, and medical offices. Involved in the deal: Kushner, Rithm Capital Corp, GreenBarn Investment Group & Fortress Investment Group.
Vintage City, Elizabeth, NJ. Vintage City is a transformational mixed-use project that will serve as a new town center. The partnership between MAS and LeCesse Development, assisted by JLL Capital Markets, who secured
construction financing and equity to capitalize construction of a progressive community located adjacent to the train station, within an opportunity zone. Involved in the deal: MAS Development Group LLC and LeCesse Development.
Emerging Markets Finalists:
1888 Studios, Bayonne City, NJ. 1888 Studios will be the largest film studio in the Northeast. The project entails new construction of approximately 1,567,385 sf film studio to include 17 buildings consisting of 1,124,342 rsf representing 945,062 sf of production and production support spaces, 179,280 sf of class-A office, and a 2,190-parking space facility on a 58-acre film studio campus located on a 74-acre vacant brownfield site. Involved in the deal: Togus Urban Renewal LLC, Sills Cummis & Gross P.C., Gensler, Turner Construction, Pizzutillo Public Affairs LLC, US Title Solutions, Bayonne City Municipality, NJEDA, Biggins Lacy Shapiro & Company, LLC, Benecke Economics, Langan, PS&S, SESI Consulting Engineers, and Elysian Consulting Group LLC.
MLB Network/Crow Holdings – 25 Market St, Elmwood Park, NJ. With the delivery of 25 Market Street in Elmwood Park, Crow Holdings Development brought a trophy industrial asset to the iconic site of a Marcal Paper warehouse destroyed by fire in 2019. The firm’s distinctive design approach set the stage for a full-building headquarters lease with MLB Network. Involved in the deal: Crow Holdings Development, Atlas Holdings, JLL, CBRE & MLB Network.
Industrial Finalists:
Bridge Point Perth Amboy, Perth Amboy, NJ. In December 2020, Bridge Industrial acquired a 60.44-acre site that previously housed the smelting and refining facility of ASARCO. In conjunction with Perth Amboy as well as Bridge’s environmental and geotechnical engineers, the two Class A warehouse development project, totaling 1,043,600 square feet, was delivered in June 2024. Included with the deal: Bridge Industrial, Colliers, Menlo Engineering Associates, Excel Environmental, Nelson Worldwide, Bob Smith & Associates and the Law Offices of Wanda Chin Monahan.
Kingsland Meadowlands Russo Forsgate TJX, Lyndhurst, NJ. Russo Development and Forsgate Industrial Partners successfully acquired and transformed the long dormant Kingsland Meadowlands 718-acre parcel of property that had a history of failure largely due to unexperienced and underfunded developers. Russo and Forsgate’s success has been realized in its first lease of 1.3M Sq. Ft. to TJX Companies. Included in the deal: Forsgate Industrial Partners & Russo Development.
907 Pleasant Valley, Mount Laurel Township, NJ. RL Cold and BGO partnered with Greek Design|Build to construct a 215,766-SF LEED-certified cold storage warehouse in Mt. Laurel, NJ. Located minutes from the Port of Philadelphia, the facility will serve 29M consumers, offering a prime leasing opportunity for 160 frozen food producers in the area. Involved in the deal: Greek Design|Build, RLCold & BGO.
Office Finalists:
Sanofi Flagship at M Station West, Morristown, NJ. SJP Properties and Scotto Properties secured a lease with Sanofi to relocate its New Jersey headquarters to a new construction flagship development at M Station West in Morristown. Upon completion in March 2025, Sanofi’s new base of operations will bring over 1,900 professionals to the heart of downtown Morristown. Involved in the deal: SJP Properties, Sanofi, Scotto Properties, Cushman & Wakefield & Gensler.
Unilever Headquarters Restructuring, Englewood, NJ. In one of 2024’s largest New Jersey office deals, Unilever downsized from its 325,000 SF headquarters in Englewood Cliffs to 111,000 SF at the Waterfront Corporate Center in Hoboken, improving the workplace experience for its employees. Simultaneously, Samsung, a longtime tenant in the market subleased Unilever’s entire Englewood Cliffs location to improve the workplace experience and access for its employees, and to obtain market concessions that were not available from their existing landlord. Involved in the deal: CBRE, SJP Properties, Savills, JLL & UNLMTD Team.
